Cannot replace OR delete certain files on target machine!!!

I need a little help with this one.

I Run two XP machines and I am mirroring one to the other. I run 3 different VV PRO profiles all run by Windows task scheduler at different times. I only have a problem with a hand full of files on one of the profiles. As you can see in the log below I receive the error "Cannot create or replace. The process cannot access the file because it is being used by another process". I am running Windows Volume Shadow Copy on both machines, I have been playing with this for weeks and I don't know what to do.

ANY HELP WOULD BE GREATLY APPRECIATED.

Couple of thoughts:

a) Try disabling VSS for target, does it work without VSS? (You should get the same results)
b) I assume these same files are always failing ... and are they always the same files failing?
c) What attributes do the files have (read-only, hidden, system)...
d) What type of drive is the target (is it a Linux box with SAMBA)?

To answer your questions :

a). I disabled VSS on the target machine - still with no success.
b). Yes - the same files are always failing.
c). The files themselves are not read only OR hidden.
d). The target is a Windows machine running XP Pro (the same as the source machine, the machines are completely identical).

VV is reporting that the files are in use on the target machine and thats why the file / folders can not be updated / deleted.

I have tried everything I can think of, your help is much appreciated.

We do have Trend Micro office scan on the 2 machines, but this is only a weekly scan operation.

In regards to special programs, The 2 main offenders are a database program called Firebird and an FTP program called OpenFT.

I have some good news.

I stopped the services in Computer Management on the target computer that uses these files and the files were updated by VV.

I only have 2 files now that will not update on the target machine, and these are System Volume Information files.
